My pressure regulator is leaking pretty bad from under the black handle .. so I change it out for a brand new exact same model and the pressure is all over the place .. it climbs on its own .. it declines on its own and the spring loaded thingy pulls in and out on its own .. I dont understand why its doing this .. I put the old one back on and my pressure is perfect .. hardly drops when I pull the trigger .. it just leaks .. any ideas out there .. thanks

Check valve and make sure the nut inside the handle itself is tight, there should be a cover you pop it out w/ a screw driver. Tighten that nut inside the handle once it's on the desired temp, don't tight too tight, but don't let it sit loose.

I had the same issues as yours before.

This is a ST261 model ... Would the check valve be in the area marked bypass ... Looks like a screw type head. The longer side has a plastic cage, spring and bullet with rubber o ring which is pressure out to heat exchanger.
