Janitorial bid

One of my Property management companies that I do work for wants me to bid on some janitorial work at there office, Does any one also do this work and how should I bid, It is basic stuff like emptying trash, cleaning bathrooms and sweeping floors.

I bid the stuff I do at $50 per hour, how long it takes me to do it

$150 min. for 1x per week
$300 min for 2x per week

If I have to by supplies, I bill them for what they cost me plus 5%

by doing a little janitorial I also give them a package price that includes, windows, tile, vct, carpet, etc

figure in total costs for a year and divide it by 12 months to give them a level monthly payment plan

that is the only way to make good money off it

In our market, you can get away with $20/man hr it takes to do the job.

When you add janitorial to a cc account, you risk losing the cc acct. Folks get incredibly picky about janitorial, and are quick to jump ship.

how much you need the $?

if you are not scary looking like the "typical" office cleaner is, and dress professionally, and just want the extra cash, then i used to price it $50-$100 / hour.

Brian is dead on about linking the cc and the janitorial. I think a separate contract and even a different name for cc/floor care, and janitorial. We get $20hr for larger jobs up to $60hr for the smaller ones. When my partner and I did it ourselves we averaged $40 to $90hr, but we moved.

Thanks for all the help, I am going to look at the place tomorrow and I think I will run it separate from the Carpet cleaning side.
