how much do you charge if you go to a water extraction and there isn't enough water to extract so you just put a blower under carpet for a couple of days?? Thanks.

Hey Kevin!

None if we don't extract. 90% of the time we will even if the home or business tells us they already have. Drying time can be much more costly that a few minutes extracting. We want to remove all we physically before we let the equipment do its thing.

Its a judgment call if we don't extract because we don't believe we can improve what they (homeowner or janitorial staff) then it better dry fast or I'm on the tech's for extending the pain of the insured.

$65.00 min charge for the TM.

I never understood the trip charge unless its after hours. Your basically charging because they are saying I want to give you money now.

peace of mind doesn't come cheap. "WE ARE NOT THE RED CROSS" we only exist a company to earn a profit.

if you ever transform into an emergency services company or even start shifting a majority or your resources to emergency like work we have done, you will see the overhead and related operational cost involved.

ambulances aren't cheap for a reason. i will say i think ambulances take their "costs" to another level using the excuse that they are saving lives, and after all what is a life worth but as an emergency company we are always on call just waiting (having resources like trucks, equipment and personnel), ready to go all the time. we don't save lives but we try hard to save property and what ever property can't be saved wholly we mitigate damage to it inn whatever way we can.

and that cost money.

the same way if a pipe breaks at your house and you need a plumber now, please don't think he is going to charge regular rates, as he has to cover cost associated with a call that is either not scheduled and has no resources assigned or is not within normal biz hours and ones compensations for time is increased by the inconvenience. it all comes down to buying someones time and skill set along with any other cost invoked plus an additional motivating bonus.

Maybe I wasn't clear on what we Did do. WE moved several pieces of furniture, removed closet door, pulled carpet back to place blower, set up customers dehu, returned next day to check moisture, returned next day to remove blower, relay carpet and replace furniture and closet door. 3 trips with 2 men. Not exactly doing nothing. She's a realtor and about freaked when I gave her a bill for $200.

She must not be a very “smart” realtor… Two trips and all that work - $200 is well worth it. How many times have you followed behind a plumber that was there less than 15 minutes and he charged $125?

Maybe I wasn't clear. If we didn't extract we don't charge for it. But yes we charge for everything else we do.

She balked at $200.00 :eekk:
She's not your customer, your services are generally going to be at least double that at a minimum.

Wow. She bulked at the $200.00 bill?

My question is: With all these trips, how do you even make a profit at that price?

Many years ago when I felt we needed to justify our rates we would hand out a printed sheet. Now? I don't give a rats ass, they either want us and see a value in our service or they don't. Which is fine too, I'd rather not process work for someone only later to have a complaint about price. :winky:

Dude "they are" saving lives! :lol:

The saving lives part was not a question, it was a statement. And yes I believe ambulances charge too much most of the time, but sometimes in those situations that are critical they are priceless.

Many years ago when I felt we needed to justify our rates we would hand out a printed sheet. Now? I don't give a rats ass, they either want us and see a value in our service or they don't. Which is fine too, I'd rather not process work for someone only later to have a complaint about price. :winky:

We haven't handed these out in a decade but most of it still applies.

Maybe I wasn't clear on what we Did do. WE moved several pieces of furniture, removed closet door, pulled carpet back to place blower, set up customers dehu, returned next day to check moisture, returned next day to remove blower, relay carpet and replace furniture and closet door. 3 trips with 2 men. Not exactly doing nothing. She's a realtor and about freaked when I gave her a bill for $200.

If that realtor bumps you work every week..nock some of the price off make her happy. IMO...
Homes are higher...empty rentals are less..realtors are lesser....apts are less per foot...hotels are the cheapest......
I clean. All of them but do the cheapest in the. Winter when no one else calls.
Hotels and apts are dirt cheap.. 5$ per room....but I still make 50$ an hour including travel and setup....? ( central texas)
By the time you figure drive set up on homes....it may not be much more than that....
Ex. 2 hour house cleaning...200$... Will be 4 hours w drive setup talking to customer..drying with fan...still 50$ hour

The trip charge is built in to cover your office over head and paper work.

I charge the following on small jobs
ESRVD or ESRV trip charge,
NN min labor charge
DRY, NAFAN>> DHM>> equipment rentals
LAB monitoring time
FCC min carpet cleaning charge
FCCP protectant

Xactimate was set up by smarter people than myself why not use it?

I never understood the trip charge unless its after hours. Your basically charging because they are saying I want to give you money now.

Most tiny jobs like that are headaches if you don't explain to them exactly what needs to be done, give them a ballpark, and have them sign off your work authorization before doing any work. Also take a deposit/deductible, especially for people paying out of pocket.

We have a "pricing considerations" form that we go over w/ the client, it gives an example of what some charges could be for a job like this....we than explain in a given 100 square feet room there could be 2-4 air movers alone @ $X of dollars per air mover for 3-4 days, they have X amount of rooms, etc etc, and that is just for air movers alone.

This way they know this is not a "carpet cleaning pricing", and yes it will cost more than their $500 bucks deductible.
