I need to bid on a commercial floor, strip and 3 coats of wax. I am going
to sub the job out, its about 1k square feet. For you guys that do this
type of work. What is the going rate?

Depending on the build up of wax and the condition of the floor, Strip and wax in my area can go between .25-1.00 a square foot. What is the current condition of the floor? what do the edges look like? When was the last time it has been fully stripped and refinished? These are all questions that effect the price. It is easy to loose money on strip and wax so take all those into consideration. A normal floor around here gets done for about .35 cents per square . I have did jobs where the tile was trashed for almost .90 cents

If you are going to sub it out...?
Take the subcontractor with you on the bid....!

Get his price ...Then double it...!

Most of these vinyl planks were designed...NOT to be waxed.. :shock:
If they are showing wear...? And out of warranty..? Then they can be
waxed as a last resort....!

If you are NOT sure they have been waxed before...?
They can be scrubbed & rinsed well...and come out great.. :idea:
Most are just Caked...with improper cleaning agents..."residue"... :!:


ps..Some cleints just do NOT like the "matt-finish"..& want them to SHINE... !gotcha!

yea those floors may allow the chem to get under and break down the glue....big problems then...

the few i do....i just scrub and recoat, and make sure i dont goop the finish on....they all still look great and dont have that gloopy look to them...most will get pulled out before i would ever have to strip

It's an Armstrong LVT Natural creation floor, their technical manual
recommends that I use s-485 neutral cleaner with a red pad and s-480
wax. It is only a recommendation, so I assume I will not void any warranties
if I use the wax that the floor guys (my subs) want to use.
But I will take the sub to look at the job prior to the bid.
