I have 5 property managers after the first 5 months of trading.

Yesterday I had a chat with one where I had put a price in.

He has asked me to have a rethink and redo the quote.

Amazingly he gave me the heads up I was too cheap.

This place is a write off. The tenants left all their furniture and belongings. Very sad.

Prop managers come and go like the wind. Just when you have a foot in the door they move on. Take the gravy train while you can and don't count on any ONE of them over a period of time.
But I will say it's all about networking. If they do move on they might open new doors for you.

If they like you your work and your prices they will keep using you.

Leave fridge magnets at the offices so the next one in knows who to call because some of them are clueless.

I got a call from one of my PM's yesterday questioning an invoice. On the work order it said the new tenant smelled pet odor and wants deodorized before move in. So I cleaned the 1300 sqft charging my normal commercial rates that I always charge and .10 for deodorization. The total bill was $453.

Edit: All is good. They were wondering about some repair that needed to be done.
