I own ****** ***** **** rentals in ******** and I have 3 couch/love seats & 3 chairs that needs to be cleaned! I would love to get a quote on what that would cost, when you have available to do that, and do you do that service at our location or do we have to bring the furniture to you? If you do come out to our location, I would love to get a quote on floor tile/grout cleaning as well!

Be honest. Refer her to a fabric specialist in your area. You don’t have to clean every type of fabric. That’s the joy of networking

Two of the best skills I've learned are how to identify and clean difficult upholstery, and how to recognize when it's best to walk away.

With that being said, I'd be up for the challenge, but those tufting buttons could pose a problem.

There is no reason that you can’t clean those Mike. I know your skills and experience.

Whether you have the needed patience is another matter. Just set the price high enough that you’ll find joy in the experience.

Oh...and if I was truly Breviking you, I’d have requested protector and pet odor treatment

It looks pretty typical of furniture in the era many of you old farts learned in.

The problem is I prefer to deliver perfection...

Our countless emails have made it clear that those types of prices are only new once, and she wants me to "do my best"...

I'm dying to know who or what referred her..

Countless emails are the first problem here.

If she isn't too far away, she needs a visit. Emails and texts do not deliver the type of communication this sort of job requires. At least talk to her on the phone so that she can get the full lady killer 3.0 charm from you and you can listen for any whiny Karen-like undertones that spell disaster on the job.

Put more simply:

What each of you would define as "perfect" aren't likely the same thing. You need to see these pieces, not her pictures, but mostly, you need to see each other.
